What's the cost of a tenancy clean?

The costs can vary, depending on many factors. This might include:

  • the current state of the property 
  • the size of the property and rooms
  • whether you also need other services, such as carpet cleaning (most landlords expect the carpets to be professionally cleaned and any stains on your upholstery should be removed too)
  • if you have any other specific requirements, such as additional appliances or the mattress to be deep cleaned
On average, you will pay from £150 upwards for a studio or 1-bed flat. We would always prefer to view your property to give you our best price.
Initially, the costs may appear high but the costs far outweigh what you will receive back from your deposit. If you don’t want to end up paying twice (which can happen if the landlord’s not happy!), book an insured, reputable and highly qualified cleaning company.

End of Tenancy Cleaning Checklist





All prices are inclusive of VAT. 

We will do our best to make sure your appliances, assets and furnishings are cleaned to a high standard. However, if they have not been cleaned, maintained and cared since they were purchased or mounted, regrettably we will not be liable for ingrained dirt, stains, scratches, etc. that cannot be removed. 

We move most of the furniture around to cover most of the areas where applicable. We will try to get before and after photos where applicable.

We will try to remove and clean any small amounts of oil, paint, varnishes, wax or other such substances such as sticky tape, stickers or blu tack. Anything else will incur extra charges.

Cupboards, wardrobes, fridge and freezers must be empty in order to be cleaned or we can do this for an extra charge. 

We can remove small items that have been left behind such as toilet rolls, shoes, books, etc. unless otherwise instructed. We do not remove large amounts of items or antyhing sizeable that has been left behind. Please let us know about anything that may need to stay or be removed. If the property is not cleared and doesn’t meet our terms we reserve the right to leave. 

Freezers must be defrosted in advance, as the timescales for defrosting may not enable us to thoroughly clean it. Dishwashers needs given a quick clean cycle prior leaving property. Our End of Tenancy Cleaning service does not include cleaning of walls and curtains (just dusting).
We reserve the right to amend the initial quotation, should the client’s original requirements change.
We aim to response to complaints if they are made up to 48-hour after the cleaning.

We will not accept a complaint based on an Inventory Check report, later than 48 hours after the cleaning. 

If the carpets are being professionally cleaned we unfortunately cannot guarantee the outcome of the stains. If there are special instructions to be applied please let us know beforehand. 

If the property has been decorated, and there is a substantial amount of paint or other dirt related to the decorating which needs removing, we will have to charge extra. If you need an after build clean instead, please let us know. 

We prefer to be the last persons on the premises to avoid any discrepancies. If you have plumbers, painters or other contractors at the premises, it would be best for them to come before us. If you ask us to go back to rectify after other tradespeople have been to your property, we will need to charge for this.
